Our properties are all a £250 deposit
With the exception of our 1 bedroom properties which are 1 months rent.
Generally all our agreements are 12 months
However if a property is being renovated over the summer we can sometimes offer 10 months
Unfortunately all prices advertised are rent only
We do have an all inclusive package that we can offer if this option suits you best
Only the landlord's contents are covered under our insurance
We can help you organise contents insurance if this is something you are looking to have in place, our staff are happy for you to pop by the office and we can help get some quotes for you
All large appliances are included, i.e. washing machine, oven & hob, fridge freezer
Things such as a microwave, iron, kettle etc are not included
Rent is usually paid to us via standing order every quarter / 3 months
However, if this doesn't suit we are happy to offer monthly payment options
Quarterly payments can be made in line with student finance dates if this suits your financial situation better.
If you have a tenant who wishes to be withdrawn from the agreement, either before moving in or whilst the tenancy is active, they would need to find a replacement for their room in the property, we can assist with this, where necessary
Once a replacement has signed we can release said tenant from the agreement and return their deposit
Unfortunately we do not allow pets in any of our properties, there are a number of reasons for this.
Pets have previously caused extensive damage, pets can cause conflict between tenants, who is responsible for cleaning etc, allergies are also a concern. A member of our maintenence team has allergies which would impact him being able to attend to issues within your property.
If your property is returned to us with no damages and cleaned as per instructions given, this will usually be returned within 10 working days.
If there are damages which have been agreed on this could take slightly longer whilst waiting on confirmation of cost.
Mostly generally all deposits are returned within 2 weeks.
Deposits are returned via TDS ( tenancy deposit scheme ) once we receive your deposit it is then paid directly to TDS where they protect it for the duration of your agreement. Either agent or tenants can inform TDS the tenancy has ended and request the return of deposits. All parties have to be in agreement before funds can be returned.
